Trouble Activating Quest Items

I've found the "unusual" painting and the paint stain under the dining room table. However when I activate them nothing happens. Also when I search the Female Mage's room I can't open her Lecturn. I see a bag icon but nothing happens when I try to open it. I assume ...

I reloaded to a save before the conversation and everything is fine now. It must be a bug.

Yep, I've tried it from all angles. I've reloaded but not one before the conversation. I'll give that a try.
