or item mods with rare/unigue items
looking mainly for the item the ??? drops

Do you mean the stone that the ??? drops?
If you do, (highlight below)
If you do, you have to find the mysterious bucket (I think this is somwhere in some desert), mysterious spellbook (get from finding all lore books in the lore of aranna quest started in Kalrathia), and mysterious token (get from winning tenth round of Aman Lu arena), then kill the ??? to get him to drop the mysterious stone.
