I'm doing the quest of Narlen with the burglary inside the DeMallon house,
but I can't find Narlen or the entrace to the DeMallon house.

It's been a while, so bear with me:

If this is the one where you keep watch outside, you'll find him in the same area as the Blushing Mermaid, near the stairs to the Splurging Sturgeon, but only at night. Keep your party back and let your thief meet him alone, or he'll leave.

If this is the one where you perform the heist, he's waiting outside the Blade & Stars, at night. Once again, keep your party back.

It's the one where you meet him where I keep watch outside, but my problem is, that I don't know where he is, when I have to warn him of the soldier.
Think, in the DeMallon house, but I don't see an entrace there.

You don't enter the house - just wait for the Flaming Fist to approach you, all should become clear.

I may be very stupid, but the FlamingFist approaches, I've tried to run away or to speak to it; back in the Thieves Guild Narlen: You didn't warn us ...etc...

Wait for the fistie to speak to you, then say something like "The jig's up!", disappear into the shadows when the fistie turns hostile, leave the area. That's how I did it.
