Oblivion is Eating my Tower!!!

I found a very strange glitch (I think it is a glitch anyway).
I have modded my Telvanni tower to contain a couple of more rooms, and two servants. I am modding a few quests for a Telvanni Lord. Naturally, I test my progress often, as I am a scripter-newbie.
The "interesting" thing is that from time to time, my servants get cloned. I have two where I had one. This is annoying, but not serious.
What is more annoying is that this glitch also "eats" wall-sections, furniture and other static placeables.
The "lost objects" are still very much there in the TES, mind you. It is only in the game they have disappeared. Moving them around and re-saving does nothing, I must remove the glitchy wall/object and replace it a new one.
When it happens with one object or other it is bad, but now I am losing more objects than I can remember to replace. Black holes on you floor and walls, and stuff hanging in mid-air is SO not mood-heightening.
Does anyone have a clue to why this happens, and what, if anything, I can do to avoid this?
