I just got the game and I'm at the Ocean House hotel at the moment. I'm upstairs in the burned out room trying to break the plywood patch on the floor with a sledgehammer. The problem is that I can't seem to aim the sledgehammer at the floor. Is there a trick to it?

Not at all. You can't break it with anything. Look at it, press 'E' to activate it, and it'll break.
