It should open as soon as you get to it. Approach the doors which should highlight and press the button which allows you to interact with stuff (default Tab in TLC I think).

No, the gates start out locked. I think the_game1511 is right in that you'll have to complete the trader escort quest first.

Ah, that makes sense, I remember wanting to stick to the main quest and completing it before trying side routes in Darkwood.

You can own the bordello. Oh, and by the way, you do have to complete the
trade escort before getting into it. To do this you'll have to get the proprietor, Mr. Grope, drunk. Another thing you can do is make money as a prostitute, but there's only one way to do that and it's also how you begin bordello ownership. First, you need to get rid of any facial hair. Next, where a
full dress including top and bottom. Inside the bordello, there is a cabinet beside the only bed in the place and it contains the redhead wig. You need to
obtain this to complete the look. Otherwise, you'll never pull it off. Once you have yourself decked out in this outfit with the wig, you then have to talk to Madam Minczhe. She'll refer you to Grope for a job saying her eyesight isn't what it used to be. Mr. Grope will tell you to get rid of the facial hair if you still have any on you when you talk to him next. Then (if you're clean shaven), Mr. Grope will fancy you and tell you you're hired. Now, you're a male prostitute and can make all the money you want. But that's not the end. To gain ownership of the bordello, you first have to refuse an advance by Mr. Grope who 'likes to sample the goods' as he puts it. Then you need to give him beer until he says he needs help up to bed. He'll ask you in a drunken stupor to do this. So help him along with the guard up to the bed. All you'll do is follow behind. Then watch a cutscene where Grope is talking in his
sleep revealing the location of the missing bordello deeds. Now all that's left is to go and retrieve the deeds following the clue. Once you get them, give the deeds to the madam and Mr. Grope will run away and Madam Minczhe will tell you that you now own the bordello. Talk to her again and you will get
a choice. You can either close down the bordello to have it reopen as a house for women who have nowhere to go or keep it open and be the new pimp. The first choice goes for the good and the other goes for the bad.

Well - all that spoiler information wasn't really asked for in the thread ;)
Also - you don't need to dress up as a woman either.

Yeah, I know. But I thought I would combine how to be a manho and obtain the bordello deeds all into one nice little package.

Just wondering, is the bordello TLC only? It wasn't really labelled so in the walkthrough.

Yes, it's TLC only. I modified the map page to make this a little more clear.

Getting the deeds

a way to get the deeds without getting grope drunk or having sex with him is, when you first enter the bordello and after talking with the boss lady you than talk to grope and he will tell you that she has been trying to get him drunk to find out where the deeds are. After this you can go to the statue at the entrance and dig in front of it and here are the deeds.

For me,the bordello opened after I completed the arena...
When the villagers looked to the moon,a large, crimson creature was soaring through the moonlight.
