where is the Lord Ghoul Area?

I don't find the Lord Ghoul Area someono can help me? there is a secret entrance or what?
I read that there is a secret entrance to a room in Adventurer's Mart, is it true?

no, the entry is on the unseeing eye area in the sewers.

Is this Mind-Flayer area? If so, in sewers, need "sewer key" from Windspear dungeon before door appears.

in the cult HQ, did you talk to the former priest? He tells you to talk to Tad in the cult hq. There are stairs by Tad that lead down to ghoul town.
