mighty cleaving and great cleave question

I'm confused about the mighty cleaving enchantment. It is supposed to add an additional cleave for a character that has the cleave feat. Does this basically just amount to an extra attack?
Let's say my fighter with the cleave feat hits an opponent with his mighty cleave enchanted weapon and kills the foe. He will get another attack on another foe in range because he has the cleave feat. If he kills the second foe, does he get another attack? Moreover, if he doesn't kill the second foe, does he still get an extra attack?
The 3E DMG says that the weapon with mighty cleaving gives a person with the cleave feat an extra cleav attempt, but that they may only have one extra cleave attempt per round.
Okay, but wouldn't a weapon with mighty cleaving be useless (redundant) for a character who has great cleave since this character will get as many cleaves as possible - rather than being limited to one extra cleave attempt per round?
I just feel like I'm missing out on something here or overlooking something. But it may just be because I can't imagine a fighter taking cleave but passing up on great cleave when it becomes available (so why waste money and xp enchanting a weapon with mighty cleave).
Can somebody confirm or deny my understanding of this?
Thanks.
